Key Factors for Selecting Homeowners

  1. The need for housing- Habitat searches for applicants who have nowhere else to turn for a safe, decent and affordable place for them and their families. Habitat partners with families experiencing unsafe conditions such as mold, cramped conditions such as a small apartment for a large family, and with low-wage earners who have trouble supporting their family's needs with high rent payments, as well as similar situations.

  2. The ability to repay- Homes are sold at an affordable price to the homeowner. With a zero interest mortgage, monthly mortgage payments for a house are often lower than a family pays in rent. Applicants must have some form of steady income, independent of child support payments and FoodShare, to ensure the mortgage is paid on time every month. Habitat selects families who make between 30%-80% of the Area Median Income:

  1. The willingness to partner- Habitat gives a hand up, not a handout. Partner families assist with the construction of their home (250 "sweat equity" hours per adult) and complete financial counseling, home maintenance and other classes. Partner families are expected to help give other families the same hand up by advocating for affordable housing in the community, allowing their story to be shared, and being a presence at Habitat events.

In addition to these requirements, applicants must have lived in Waukesha County for at least one year prior to applying. Please note that meeting all these factors does not guarantee being selected as a Habitat family. Rather, it shows that the family is eligible for the program. 


If you meet these qualifications, the next step is to attend a Habitat 101 session led by Tyler Iscra, Family Services Coordinator.

The next Habitat 101 sessions will be on the following dates:

  • Tuesday, September 12th at 6PM
  • Saturday, September 16th at 10AM
